Responsibilities of the Role
- Assist in conducting performance calculations for each TS asset: Support the various teams in Leasing, Property Management, Finance, Construction, Tax, and Accounting to gather data relevant to each asset. Assist with updating financial models and returns calculations on a quarterly basis. Work with Portfolio Management to evaluate current property values. Support the review of all asset materials to ensure total accuracy.
- Assist in the dispositions process: Help create sale memoranda and data room. Support in analyzing offers and run different exit strategies.
- Assist in creating presentations and reporting: Support the preparation of information for senior management to make important strategic decisions regarding assets. Assist in the creation of relevant presentations and memoranda for internal or external use. Create and update reporting for investors, banks, and administration. Support the preparation of reports for investors.
- Support the conduct of property inspections and operations review: Review documentation such as leases, contracts, and condition reports.
- Assist in financing and refinancing processes.
- Assist in yearly budgeting campaign.
- Assist in leasing and marketing campaigns.
- Undertake market research and survey market rents, inventory, absorption, and new construction.
- Ensure all building data is current, accurate, and resident on the Web platform at all times.
- Assist in the evaluation of acquisitions: Work with other functions within TS to gather data relevant to asset valuation. Help develop asset acquisition financial analysis. Create multiple scenarios using different finance strategies.
- Assist in the due diligence process: Create and manage detailed financial models. Incorporate results from other TS functions into the financial analysis. Develop and maintain documentation. Attend meetings with sellers, brokers, and attorneys.
- Undertake market research and maintain a database of key transactions: Review reports, newsletters, and publications to stay current with TS-specific and industry-related issues. Survey market rents, inventory, absorption, and new construction. Update and maintain the internal market database.
Required Skills / Experience
The candidate will interact with colleagues throughout the organization and should be articulate, with the ability to communicate effectively across all functions and levels, including senior management.
Required for the role is:
- A good understanding of European Real Estate investment markets and metrics.
- Strong quantitative and analytical skills.
- Financial modeling skills with proficiency in Excel, PowerPoint, and Word.
- Demonstrable ability to think strategically and present information clearly.
- Strong initiative and sound judgment in managing multiple tasks.
- Excellent problem-solving skills.
- Good listening skills and responsiveness.
- Well-organized with exceptional attention to detail.
- Ability to work independently and proactively.
Desirable but not essential:
- An understanding of real estate development.
- Commercial real estate knowledge.
